The city serves as county seat of Bonneville County, and boasts a city population of 56,813 and a metro population of 136,108, according to the 2010 census. Its rich heritage began in 1865 when it became the site of a newly constructed toll bridge across the Snake River, a waterway that continues to dominate the city's geography and economy today for those interested in Idaho Falls real estate. The bridge provided easier travel for settlers, miners, freighters and others seeking a better life from a region with freshly discovered gold fields dotting its landscape.
The arrival of the railroad the following decade brought growth and opportunities for the community, now known as Eagle Rock. Homesteaders followed, the first customers for Idaho Falls real estate, and soon new infrastructure turned the city into a commercial center for agriculture just as the railroad's economic influence began to fade.
The city adapted its current name of Idaho Falls in 1891, in honor of the rapids flowing beneath the bridge that were later enhanced to falls with the construction of a hydroelectric power plant.
The region's landscape made a drastic shift in 1869 with the construction of what became the world's largest irrigation canal, diverting enough water from the Snake River to convert tens of thousands of acres of unproductive desert into lush, productive farmland, establishing Idaho Falls real estate as one of the country's primary agricultural regions.
Today, that strong agricultural base that continues to be a part of Idaho Falls real estate has been augmented by a number of other industries, including energy, health care and travel. The city supports a strong business community, as well as a regional medical center.
Median household income for the area, which was $42,868 in 2011, has been enhanced over the decades by the 1948 establishment of the area's National Reactor Testing Station, now known as the Idaho National Laboratory, which serves as a leading employer in the Idaho Falls real estate area.
In addition to the strong geographical dominance of the Snake River, the area is home to the Grand Teton National and Yellowstone National Parks, and the combined recreational activities offered have earned the city a spot on National Geographic's list of "100 Best Adventure Towns," a label of note to those seeking Idaho Falls real estate.
Current Real Estate Trends
As occurred with the depressed national economy, Idaho Falls median home prices took a dip from just over $160,000 to about $120,000. However, the area’s relatively stable local economy cushioned it from more significant real estate value losses shouldered by other areas of the country outside of Idaho Falls real estate. Currently, the median number of days a listed property remains on the market is 60, significantly lower than the national average.
Home sales for July 2013 were down about 10 percent in Idaho Falls real estate compared with the previous month, representing a bit of summer slump, but still up a significant 64 percent compared with a year earlier. Median sale price for non-distressed homes in Idaho Falls ID real estate was $164,500, while that of foreclosed homes was about 26 percent lower at about $121,000.
Over the last 12 months, median sales price for Idaho Falls real estate hovered at about $124,500. In the week ending Sept. 4, 2013, the average listing price for homes in the metropolitan area was $201,396, an increase of 1.6 percent from the previous week. Average price per square foot for Idaho Falls homes for sale is $38, a decrease of 68.6 percent from a year ago.
